For all boilers within city limits, Seattle requires certain operational conditions to be met. Our fully licensed boiler technicians are qualified to manage all of your commercial boiler requirements, ensuring that your system runs safely and in total compliance with regulations. Most commercial sized boilers require a variety of checks and supervision by licensed steam engineers and/or boiler supervisors per the Seattle Municipal Code 6.420.

 

In order to help you meet these requirements, we provide twice daily checks, as well as monthly, quarterly and/or bi-annual boiler supervisor inspections by our licensed boiler supervisors.

Cleaning & Inspection

Scale and soot build up within the boiler system significantly decreases its efficiency, resulting in increasingly higher costs for the same operational output. Both steam and hot water boilers require regular cleaning and inspection for optimal performance and city code compliance. According to Seattle Municipal Code, most steam boilers are required to undergo an annual internal inspection whereas most hot water boilers require an inspection every 2-4 years. This is best done during your boiler cleaning as your system will already be down. For your convenience, we will coordinate the cleaning to include your annual boiler inspection by a Licensed Boiler Inspector.

Combustion Analysis

As part of the Clean Air Act, the EPA provides guidelines for boiler emissions and accurate combustion analysis testing is crucial.  We have access to the most advanced diagnostic equipment to verify whether or not your system meets these guidelines. If your system fails to meet federal regulations, we will make all the necessary adjustments to ensure your boiler is up to code.

Installations & Retrofitting

It's likely that your heating system is not as efficient as it could be. Chemical Treatment

The number one cause of boiler system failure is the lack of proper chemical treatment of the boiler water and feedwater system. As untreated city water is heated and circulated through the system, the tubes corrode and quickly develop a build-up of scale. This leads to decreased efficiency and increased cost of operation. Adding the proper chemical treatments to your boiler system will slow this corrosion process, reduce costs and dramatically increase the life of your boiler

Backflow Preventer Testing

A backflow prevention device is used to protect water supplies from contamination or pollution. Current EPA, Washington State, and Seattle ordinances require the testing and certification of backflow preventers upon installation and annually thereafter. Our backflow testing and repair is performed by a Licensed Backflow Assembly Tester as required by law.
